On a personal note, I remember when I finally earned enough to consider buying my first house and that initial meeting with a lender - he looked at what I could afford and laughed! Catching his breath, he told me to just wait, "You never know what could happen in 6 months or a year! Get married and then come back to me when you have another income with more savings." To this day, I can still hear his tone and get a fire in my belly.

When I found a real estate agent and mortgage broker who didn't laugh, who supported and educated me, I bought my first house with a single income within 4 months!
